To cover damage from storm surge, river overflow, or heavy rainfall-driven flooding, you need a separate flood policy through FEMA\u2019s National Flood Insurance Program (NFIP) or a private flood insurer. Most households purchase through the NFIP, but private options have expanded and now account for roughly one-third of U.S. flood premiums by the early\u2013mid 2020s, according to industry and regulator reports (<a href=\"https:\/\/content.naic.org\" target=\"_blank\" rel=\"noreferrer noopener\">NAIC CIPR<\/a>; <a href=\"https:\/\/crsreports.congress.gov\/product\/pdf\/R\/R45242\" target=\"_blank\" rel=\"noreferrer noopener\">CRS R45242<\/a>). Federally regulated lenders are required to accept qualifying private flood policies that meet the statutory definition under the <a href=\"https:\/\/www.federalregister.gov\/documents\/2019\/02\/20\/2019-02269\/loans-in-areas-having-special-flood-hazards-acceptance-of-private-flood-insurance\" target=\"_blank\" rel=\"noreferrer noopener\">2019 interagency rule<\/a>, which has supported private-market growth.<\/p>\n\n\n\n<p>For many areas, flood insurance is a meaningful line item in the housing budget. Under FEMA\u2019s modernized pricing, <a href=\"https:\/\/www.fema.gov\" target=\"_blank\" rel=\"noreferrer noopener\">Risk Rating 2.0<\/a>, premiums are property-specific and transition over time due to statutory caps on most renewal increases (generally up to 18%).
