Also note: home warranties are service contracts for wear-and-tear and generally exclude damage from natural disasters, so they are not a substitute for insurance (<a href=\"https:\/\/consumer.ftc.gov\">FTC<\/a>).<\/p>\n\n\n<h2 class=\"wp-block-heading\">Who covers what damage?<\/h2>\n\n\n<p>Coverage depends on the cause of loss. Homeowners insurance typically covers wind damage to the roof, siding, and interior when rain enters through a wind-damaged opening, including Loss of Use\/ALE if the home is uninhabitable due to a covered peril (<a href=\"https:\/\/www.iii.org\/article\/what-is-covered-by-a-standard-homeowners-policy\">homeowners basics<\/a>; <a href=\"https:\/\/content.naic.org\">NAIC homeowners guide<\/a>). Flood from storm surge, overflow of inland or tidal waters, or rapid accumulation\/runoff of surface water is excluded by homeowners policies and requires a flood policy; storm surge is considered flood (<a href=\"https:\/\/www.floodsmart.gov\">NFIP coverage<\/a>; <a href=\"https:\/\/www.floodsmart.gov\">NFIP exclusions<\/a>; <a href=\"https:\/\/www.iii.org\/article\/flood-insurance\">Triple\u2011I flood overview<\/a>). If a sewer backup is a direct result of a flood, NFIP may cover it; otherwise it generally requires a separate homeowners water\u2011backup endorsement, not standard flood or HO policies (<a href=\"https:\/\/www.floodsmart.gov\">NFIP exclusions<\/a>). Modern risk assessments (NFIP and private) also use probabilistic modeling that produces average annual loss (AAL) and exceedance\u2011probability curves, helping you size limits and deductibles (<a href=\"https:\/\/www.rms.com\/models\/flood\/united-states-flood\">U.S. flood model overview<\/a>). To understand local hazards beyond firm lines on a map, pair official FIRMs with tools like <a href=\"https:\/\/hdsc.nws.noaa.gov\/hdsc\/pfds\/\">NOAA Atlas 14<\/a> for extreme rainfall, <a href=\"https:\/\/www.usgs.gov\/mission-areas\/water-resources\/science\/flood-inundation-mapping-fim-program\">USGS Flood Inundation Maps<\/a> for expected river depths, and the <a href=\"https:\/\/coast.noaa.gov\/slr\/\">NOAA Sea Level Rise Viewer<\/a> for long\u2011term coastal water levels.<\/p>\n\n\n\n<p>Why consider flood insurance even outside mapped SFHAs? A warmer atmosphere holds more moisture, so hurricane rainfall rates are projected to increase by roughly ~7% per \u00b0C, raising freshwater flood risk; sea\u2011level rise also amplifies storm surge for a given storm, increasing coastal flood severity (<a href=\"https:\/\/www.gfdl.noaa.gov\/global-warming-and-hurricanes\/\">NOAA GFDL<\/a>).
